1516 Cesar Chavez Mixed-Use Infill Development
Cella is partnering with a first-time developer to deliver a mixed-use, all-electric building, guiding the project from financing and approvals through construction.
Cella is partnering with a first-time developer to bring a vibrant mixed-use development in Grand Rapids to life, featuring an authentic Cuban restaurant and 17 thoughtfully designed apartments. The project includes studio, one-bedroom, and two-bedroom units, along with shared amenities such as a common area, bike storage room, mailroom, and dedicated basement storage for the restaurant. Designed as an all-electric building and fully compliant with the Grand Rapids 2030 District (GR2030), this development reflects a strong commitment to sustainable construction, energy efficiency, and environmentally responsible urban infill.
Located in Grand Rapids, this new construction project blends multifamily housing and commercial restaurant space to support walkability, local entrepreneurship, and smart urban growth. Residents will benefit from modern layouts and shared amenities, while the restaurant adds cultural vibrancy and economic activity to the neighborhood. By prioritizing high-performance building systems and all-electric infrastructure, the project reduces long-term operating costs and supports the city’s broader carbon reduction and sustainability goals.
Cella guided the developer through every phase of the process—from financing strategy and bank presentations to community approvals and state funding procurement, securing $874,000 in public support. Designed by Grand Rapids-based Maxam Architecture, the project demonstrates Cella’s owner-level leadership in development management, helping first-time developers successfully navigate complex approvals, funding structures, and sustainable building requirements to deliver impactful, community-focused real estate.
