Wesener Building Historic Mixed-Use Redevelopment

Historic restoration of an 1885 downtown landmark into an 18,000 SF LEED-certified mixed-use building with retail and residential spaces.

The Wesener Building at 104–108 North Washington Street is a historic landmark in downtown Owosso, Michigan. Originally constructed in 1885, the building was severely damaged by fire in 2007 and remained vacant for years. A local ownership group partnered with Cella to restore the structure with historical accuracy while integrating modern building systems and sustainable design.


Today, the fully restored 18,000-square-foot building serves as a vibrant mixed-use property featuring two ground-floor retail spaces, six market-rate apartments on the upper floors, and an owner’s loft and office. The project became the first LEED-certified mixed-use building in the region, bringing new life to a long-vacant cornerstone of downtown Owosso.
